Also it's worth mentioning that foundation shifting is very common in my area (Montgomery), so people are probably more used to it and it won't be as big of a deal as it would in other areas.

There's a pretty clear value-add to ADU construction on multi-family from a cash flow perspective, but I'm certainly concerned about the ability to refi post-construction or get the right valuation on an exit.

So I am wondering from the perspective of the person who purchased the tax lien certificate (I'm assuming someone purchased it): do they not get paid there money back plus interest in this case?

The regulations are written from the perspective of the landlord making the violation, so I wonder if there is different treatment if the tenant is the one who does the violation.

This worries me a bit, granted they are not in the same playing field in terms of layout and build materials as the RTR build, but it does concern me that from a numbers perspective, there are several homes in the area for sale at substantially less than the estimated $380k valuations.
