Letting the selling side know that you can close in 2-5 days because you are closing HARD with cash makes you stand out among the rest of the investors that has a lot of RED TAPE on the contract.Hope this helps

If the seller knows your credit qualifications have passed through underwriting and all you have to deal with is underwriting the property you'll stand a better chance of getting the seller to accept your offer. 

I agree with @Leo KingstonAbsent a pre-death transfer by the decedent, it will likely require probate to effect passing marketable (insurable) title to a third party.
