Do not agree to any changes/additions to your rules on just a handshake put it on paper on the Lease Agreement contract. 

I think that seller financing can be amazing on paper, but the reality tends to be less glamorous.No home buyer accepts a seller financing deal at 10% interest as their Plan A when a bank would loan them the money at 4-5%.

My credit union permits bill payment to/from any other account if you know the routing and account numbers (same information that is on a paper check). 

Hard to follow up Bill's thorough response above, but I had a couple thoughts.Even though your student loans are only $12k at 4.5%, they can appear much worse on paper. 

In Georgia I just signed a paper with my closing attorney and they filed it for me as part of the service.

Yes, I know its just a piece of paper and a ton of debt, but in today's world you could not get a receptionist job without it.
