Hi gang - I just purchased a package of properties and two of them are strong owner finance candidates.  

Banks only look at an (one) executed purchase contract, along with the seller's completed short sale package, get a BPO, then make a decision.  

Missouri usually has good NPN's, but foreclosure attorneys I have contacted wanted $6K to $7K for a complete foreclosure package. 

It depends how you package your products.  

No harmful elements or presence of mold that would otherwise prevent living in the home. 

It is in the best interests then, to get repairs completed quickly, to minimize the cost of additional damage caused due to neglect, exposure to elements, etc.Basically, you have to decide how involved you want to be in the complex. 

Using the "if a mortgage lender can do it without it being unlawful housing discrimination, a landlord can probably do it too" metric, yes you can probably view the proposed tenant package more favorably if it shows more income than some other proposed tenant package. 

A commercial package policy can also be used.

They offer three package levels: Bronze, Silver, and Gold.
