I am in the process of flipping the side I live in and am working to better the exterior of the whole unit.

Our two issues are;1-Square footage 2-Exterior finishesAs for square footage, I think we can get pretty close with a "bonus room" (unfinished for now) above the garage.  

One driveway is gravel that makes the property look bad it will need a 50 foot concrete driveway installed and the exterior needs to be repainted but i am very experienced in painting so i can do that part. 

(You want to get good at finding DIRECT note sellers as opposed to investor/resellers.

It pays to understand who owns the common grounds, the building roof and exterior, what aspects of the property are insured by which policies, etc.

@Bradley CineI'm guessing you just need to change closing costs to $12,000 and repairs to $3,000 as opposed to making those a running total, because doing so in the first calculation showed those expenses plus the purchase price as more than $750,000, which I'm guessing isn't the case and it is supposed to be more like $260,000.

The lowest level is legit livable space and is about 4' below exterior grade.

The original exterior egress window is still in place and just looks into the dining room, but now this is no longer an exterior egress window.

A landlord/PM has the right to be at the property (exterior) at any time.
