One driveway is gravel that makes the property look bad it will need a 50 foot concrete driveway installed and the exterior needs to be repainted but i am very experienced in painting so i can do that part.

@Bradley CineI'm guessing you just need to change closing costs to $12,000 and repairs to $3,000 as opposed to making those a running total, because doing so in the first calculation showed those expenses plus the purchase price as more than $750,000, which I'm guessing isn't the case and it is supposed to be more like $260,000.
