Investment Info:

Small multi-family (2-4 units) other investment in Yukon.

Purchase price: $173,000
Cash invested: $8,000

This duplex was my first deal, I currently live in one side and rent out the other. I am in the process of flipping the side I live in and am working to better the exterior of the whole unit.

What made you interested in investing in this type of deal?

I simply wanted someone else to pay most or all of my mortgage, and I knock down another expense.

How did you finance this deal?

FHA for the 3.5% down. Starting out I was very focused on my ROI and getting in for cheap made this first buy very easy.

How did you add value to the deal?

Most of the work was superficial and within my wheelhouse to straighten up.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Tanner Nelson with Berkshire Hathaway. His name came to me highly recommended and to my surprise he went even above and beyond what I imagined. Good guy.
