hey all, just getting my head out of the 9-5 mindset and looking to expand to real estate - I am initially very interested in cash flowing opportunities in Denver (or relatively nearby, up to Ft Colins Dows to Col Springs) - but am concerned they don't exist - would love feedback/advice/etc - also very open to cosmetic fixes with an acqiuisition but house hacking is not in the cards (at least not right now).....

Interested in Long-Term opportunities as well and to connect with like minded investors, realtors and lenders.

My wife and I want to network and get some advice from investors that are seasoned or have experience. 

Credit score wise, I'm assuming it's null, never having a credit card or an opportunity to build credit when I was in the US.

I'm very keen to network with others in the San Antonio MTR community, share insights, and learn from your experiences.

There is a huge local sports network here in Northern VA that would be able to use the facilities, especially in the winter months. 

This site is great for networking and getting a ton of real estate information.

The South Side of Chicago offers various opportunities, especially for those interested in multi-unit properties.

If this is a first go for you, that's appealing and has a value that may not be reflected in the numbers.Running numbers here in Colorado for our STR investors, I'm seeing maybe $500 in cash flow and up to $1,000 on a really good property, but those are larger vacation rental homes, 4-5br, $800k-$1.2M, so for a 1br property, your cash flow doesn't look bad.But again, maybe more important than the specific numbers, I think it's good to think about the opportunity cost of not doing this deal.
