on some level I'm kind of embarrassed to admit it but also kind of proud, I've listened to all of the BiggerPockets podcasts and there other content And I'm making good headway on the books they've recommended.Other then finding other ways to work in the industry and hanging out on here Im not really sure what else I can do to add value.

My point is don't hang your hat on square feet as the determining factor, because your place is smaller than almost every comp.

Depends on what Broker you hang your license with as there is generally more risk in doing ‘creative ‘ deals which presents potential liability to the Broker who can lose their license, and reputation if something goes south.  

Also, hang on to a chunk of money as cash reserves so you're covered if things don't go right. just my two cents.

If there are chips in the paint, holes from hanging photos, or patches of mismatched paint from repairs, I would highly recommend a fresh paint job with neutral colors.
