I checked the lease created through Zillow that does not show up any option for reletting but what I am aware (done it few times when one of my other property was managed by a property manager) is tenant could pay reletting fees (typically one month rental) that allows property to be re-listed.

Hello I'm curious if this strategy is theoretically possible to expand super fast wealth as below:For example, I buy a rental property for $70,000 in cash and then immediately did a cash-out refinance to get $56,000 in cash (I know usually it takes 3-6 months season to cashout refi, but as long as one lender is able to do refinance it) I then use $24,000 of the $56,000 I borrow as a 20% down payment to buy a $120,000 rental property.

I just don't see me sifting through leases and figuring out move in/out dates as a good use of my time.Perhaps I will just send an email to each PM requesting the current vacancy rate,  and their associated units along with the rest of my monthly reports.Thanks to anyone that wants to share their experience in this tracking.Cheers.
