@Stephen Jones, there are a lot of expenses missing: interest expense, management fees, leasing commissions, payroll, vacancy reserve and Capex are the big ones I can name now.  

It was not worth the missed income to save 10k in labor!!

Most people miss opportunities in life, not because the opportunity wasn’t there, because they didn’t have a clue what it looked like when it arrived.

I don’t stay around to see the repair but this is done after city inspection has been passed so only a patch job is done.

Just make sure the contracts are correct, nothing missing.
