Maximize “your” time and minimize family time.  

You obligate yourself to lot's of debt.If people can buy NMD and get sellers to have non-recourse and no personal guarantee attached or cross collateralization of other properties then they could go for it with minimal risk.The debt load being carried will affect getting other properties.

I'm probably not the best to ask about this its just my 2cents.Sounds like you already have a trial date set though in this case, but I'd call my lawyer (I'm lucky mine is a friend that doesn't really charge me) and have him push the date out and keep causing delays. 

I have no problem with taking risks, but i like to do what i can to minimize the damage from my eventual screw ups.

I'm still a small fish with only 7 mortgages, so I haven't used any of these yet, but there are options out there...There is also delayed financing - though is very limited.  

Consider "delayed financing" option - that way you can get money out in less than 6 months.  

If nothing else, this will delay the decision of sell or rent for a couple of years.  

Long term tenant that's staying does some snow but minimal and that used to work with other tenants. 

So as an investor, you can aim to minimize your federal taxes which will have about triple the impact on your bottom line, or you can aim to minimize state taxes. 

But, it was a pain and did delay the sale for 6 months.
