You cant replace a tenants furnace in the middle of winter with "positivity".

However, some will do a separate contract with the end buyer usually to conceal how much money they are making as the middle man (wholesaler) if they are concerned that might blow up the deal.

My houses now cash-flow above that and I also chose to house-hack and live in one of the main floors and rent the basement so my living cost is only 500 a month for me and my wife.Don't know if it is the best strategy but it works great for me and I have learned alot at my own pace. 

You know the horitzontal property regimes.. and one went to an out of area investor looking to rent rooms.. what i learned if you dont have your rooms committed to by middle Aug.. there is a very big over supply of rentals at least there was last year at this time.. and there is a huge amount of new student housing being built.. in my mind rentals could be over built in charleston at this time. 

@Patrick Daniel is it ok to have them resign a lease in the middle of there current ones?

Theoretically, someone might want to buy these parcels of non-farmable land in the middle of nowhere and pay on my lien. 

@Tony F.I don’t know the answer, but why in the world would you want to get into the middle of a possible probate fight?
