Quality > Quantity is the key hereI know guys with lots of doors who bought subpar stuff and they generally pay for it one way or the other (bad tenants, losing money on liquidations etc) because, more often than not, emotion (As Jon Kelly said, fame of a 1000 doors > 20 doors) gets in the wayBeing well capitalized (partners, LOCs etc) is great but what's even better is when you buy a deal with solid financials and fairly low, well-measured risk going into it

There is no official way to measure the square footage of a house.Imagine measuring using the outside walls, then measuring inside...youd get 2 totally different numbers.

Frankly, the market is still bloated, but if one's only measure is what it was last November, then that is short-term thinking and unhealthy.However, to your point, your assets are tied up in a combination of tax-advantaged and taxable accounts.

My guess is because an appraisal is an objective measure of the property value as it is done by a third party expert (instead of the value being determined by the seller or renter, which has obvious conflicts of interest).
