stunning to see such insane behavior...sue for this, sue for that...why don't they sue the inspector who didn't mention it, or the AC manufacture because there is a leak, or the freon manufacture because their  product is leaking, etc.  

He has been approached by many tower companies (ground lease guys not manufacturers) offering 600-800 a month.

Of course the document is 74 pages and includes plenty of regulation of rent-to-own manufactured homes lol.One local legislator suggests there may be updates coming soon, as the bill was passed in a bit of a rush and may not reflect what folks *thought* was being passed (example-at one point the idea was for upstate counties to have to opt in, but that isn't in the bill that was passed...)

We have done it over old laminate, we just sand with and orbital to prep per the instructions, and we have also used it directly on new custom cut  particle board and/or mdf counter tops. 

The Seller can't give permission to a contractor to work on a house they no longer own.You could escrow those funds with specific instructions on how those funds can be drawn down to make the repairs but that will increase the complexity of the closing.  

I instructed my PM to send the tenant a notice that if she doesn't sign the lease by X date, then she has to go.
