Here in CA once an offer is accepted Buyer has 17 day inspection period where buyers at their expense can have all inspections done, then request repairs from the seller (which they're not required to do), and then make a decision on whether to move forward.

Using an LLC, it seems there are two issues: (i) loan originator will not loan to an LLC, limiting financing options (particularly ones with good rates) and (ii) if one is willing to originate in their own name then transfer to an LLC (accepting the due on sale clause risk), the insurance is now in their person name with the property in their LLC, raising insurance issues.

30+ day deposit to hold?! How would you approach this?

At first I told them that a 14 day deposit hold is $100 non refundable and put towards there security deposit, and we could make the deposit to hold extended to 30 days for a additional $100 non refundable fee that does NOT go towards anything (accept my pocket).

I was actually buying our first primary residence home last year and supposedly it was reno'd. we put an offer and got accepted so we had the inspector check it out and low and behold, sooooo mannyyyy things to fix... also, my agent was my desk job manager's father, so he told me what the agent said.. so im like.. dang.
