Some counties and cities have a thing for drive thru's visible from the road.If you did not want to build a building for NNN, or a NN lease you could do a ground lease and let them build the building and pay you rent for the land.

It's not that hard once you do it.....main things I would say are: 1) No single night guests, they have to book at least 2 nights, or sometimes you need to go to 3 night minimums...this will cut down on some partiers, 2) no same day bookings, set it so people have to have booked your place at least a week in advance, 3) Age limit, set that age as high as the platform will let you.....30 is good, 4) IDs for everyone staying there, everyone!

But if your main concern is getting the lowest fee and rate possible, try going with a local credit union or your personal bank.

There are more options I’ve ran through my head but those were the main ones.

I live far away in a different city and I feel I need to find someone who I can trust, this raises a little red flag to me.

We own properties in Maine, so I think it's fair to make similar assumptions.
