I found my city, found what I thought was a good deal only to find out insurance rates were 2X more than in my current hometown for a long term rental.

Unless you plan to room rent long-term, you should make sure your room leases expire at the same time.

Why are you excited about Detroit as a market in the long term?

Money is good, consistently pull-in say $150-$200k although being extremely busy with very long hours.

We are active in Waveland, Bay St Louis, Pass Christian, Long Beach, Ocean Springs, Gautier, Pascagoula, and Moss Point (and possibly other water front towns near these locations).As I'm sure most are, I would be interested in speaking with other investors in the area, and would even possibly be open to the idea of partnering for a property or two with the right individual/team. 

Good places are Arlington and Fort Worth in my view.Townhouses and condos are difficult beasts, I would prefer townhouses, I have some investors friends that they didn't want to go with a mantainance headache so they bought townhouses, but those are expensive and they are Long-term.Condos are a bit old in DFWHowever, all deals on that you would need to have an investor friendly realtor to help you with.

Things you want to consider would be what your long-term plans are with this property.

I was following James Dainard on biggerpockets and On the Market podcast for long time I was really impressed with skills and experience and successful journey.

Now, for long term rents I did not/would not pick it if the home is in Shaker Heights.
