I like this option as it leaves substantial cash and I could buy 2-3 rental properties with 20% down conventionally quickly (I'd start with 1 for 3-6 months). 

@Valentine SernaYour friend would absolutely not want to take a loan if he is about to leave the company.

They have just notified me that one of them will be getting PCS orders to be transferred soon, and will probably leaving in Feb 2016.

Question: When I work full-time and can't answer the phone when it rings during the day, what info do I need to have sellers leave on a voice message so I can screen them before I call back?

If the Changes put you at a significant disadvantage then I would look into talking to a lawyer and see it its legally binding, but if its just something that is a mild inconvenience then I would just ride it out until the lease is over and make the tenant sign a new lease or leave. sorry for the run on thought everyone.

My point here is...you can't leave this up to someone else all the time...your gonna have to learn what things cost and how much per sq ft a rehab would cost roughly. 

I would like to wholesale the property but don't know if $157,000 would be a good price to resell it to leave enough profit margin for end-buyer. 

Just dont be one of the people bidding against me when Im trying to help someone else buy there.One thing I might caution though is leaving your day job.
