I like that the market hasn't recovered too far from the GFC but with the aggressive incentives for business and jobs coming to the area, it feels like an area on the cusp of a Stage 2 Buyer's Market.

HR people are easy to talk to.Sending a blind email will just get lost in the shuffle.The HR department will probably have someone that is working with the other departments that will handle job transfers and relocations.

The most difficult task I foresee for myself is just finding a tenant, screening, showings, and placing the tenant in the home as I'll be living about 1.5 hours away (2+ hours pending the Los Angeles traffic) and work a full time job.

I have disqualified potential tenants quickly based upon public documents showing convictions, evictions, etc.  1.Fill out preliminary application.2.Verify application for 3 times monthly rent income, pay stubs, no felony, no evictions, at least 1 year on job.3.Query in Iowa Courts Online.4.Query Facebook. 5.Query Polk County Assessor (or county they live in). 6.Contact prior landlords.7.If applicant passes preliminary screening, send online application ($40 fee)8.Review screening for 600+ credit score, on time payments, income, eviction and criminal history.
