@Matt FisherIf you can get it for $205, that’s a little better but to me.. to lay out that kind of cash for 20-25% down at $220k, and a mortgage of $175ish, that’s not enough cash flow for me. but I buy differently, I buy crappy houses cheap and rehab myself, and cash flow tremendously.

At some point, everything might actually be equal and it still may be worth selling so I can upgrade the property to a closer area to where I live and also to a nicer layout or a bigger house or something.Sometimes the rentability of the house has real value too that should be accounted for.

Hi,So far, we have our tenants mail their payments to the PO box- old school I know but it works for my tenants :) I save myself a trip to the bank though- with my bank's phone app I can deposit checks from anywhere, but it doesn't work with cashier's checks.My bank offers an online payment option, around $3 each transaction I believe, but I just signed up to accept payments via Intuit, they only charge $.50 per transaction and will update in quickbooks automatically.
