I would suggest getting a book like The House Hacking Strategy by Craig Curelop (I'm an agent with The FI Team headed by Craig here in Denver) to help you with that process.As far as managing your own rental, I go through Apartments.com.

In some cases, they are paid positions, in others a stipend is issued, again the construct varies considerably but I have never known of any instance where anyone does it because it's such a great income earner, they never are, because the residents goal is to pay as little as possible to get as much as possible, a situation naturally antigen to profits as you speak. 

Vacuum heads need to be overhauled every couple of years.

I currently work full time at a Fortune 100 company, but over the last month I've had an incredible epiphany about my life and where it's headed.

I think everyone is holding their breath waiting for a crash and I believe we are heading more for a correction.

Because of the condition and where it’s heading along with other lease violations such as non tenants living there, filth, etc.

My answers are; if you don't believe you can do something then you can't and if you don't have a good business model in writing, or in your head then you are only 'WInging It' and any success will be totally reliant on being lucky. 

Usually it's best to line up a plumber and then head over and try to fix it beforehand!
