Thank you for tip on estimating costs, I tried to estimate about 20% higher than what i could find for pricing online, just in case. but going of your 50% higher estimate on costs, it sounds like a good idea to have a little extra padding on the repairs. 

As a person who is new to Real Estate and Real Estate investing, is it best to save up cash or do a cash out refi on your personal home to purchase a 2nd home (1st rental)?

The main players in this space are Guidance Residential and UIF, but it turns out that they may just be purchasing a Freddie/Fannie loan on the back end to finance the deal and then structure it differently for the buyer - which isn't in accordance with their religious rules.

Meanwhile if this is a single family home but is in an RM1 zoning district (as an example) you can usually get a use permit (number of units is based on the lot size).

I'm not sure how the Pittsburg market is, and what type of market trend it's currently on, but I know Columbus and it's in a massive growth trend that isn't going to stop anytime soon.There are multiple billion dollar companies dumping money into the city, such as Intel, Google, Honda, and Amazon.
