A normal mind is not necessarily in need of all the details that your mind thinks are important to understand, and when it is time for a normal mind to make a large decision (selling a house) it has to find peace through its choosen avenue and not necessarily through yours.

Jimmy,definitely, it doesn't matter if you have a property worth 230,000 and you're buying it for a dollar...well maybe not that far below market :D - but what makes a property a good prospect is if it matches your EXIT STRATEGYthis is made up of many different factors.Your exit strategy (or goal of purchase) is the most important aspect for your investment approach because it establishes your boundries and lets you know exactly where you stand and where you want to go!

I can basically only look at multi-units since the swedish laws makes it very easy to get a loan for one-unit/family houses and these are really hard to rent out - the result is that people who can afford to rent one-unit houses always buy 'em.I know, and understand the basics of cash flow valuation models and that net income is most important.
