I realize the 1 bedroom/1 bathroom is a tough sale but it is almost too good of a deal to pass up considering the Las Vegas market has been hot as of late. 

Talk to your lawyer about your specific situation but generally the jurisdiction of your fund will be a natural result of the structure you choose and where you and your investors are located (in some industries it might be focused on a global hot spot for the industry).  

It's free for your first meeting, then $20/meeting if you register on line or $25 at the door, and they serve a hot breakfast. 

However; expecting contractors to give you their time if there's not an actual job, when it's a hot market won't happen.

On another note, it seems TK is the new "Hot Pick".,.Seems to me that now that TK's been spotlighted in WSJ, the forward thinking mechanism we know and love responsible for all of the great new ideas, we have to believe that the smart money is out and the pickle is well-seasoned and ready to pop...Time to reload - deals are coming.

With rates low but purchase prices high, and uncertainty in the air, I've had an offer accepted.

He could discount it if he wanted to, but he may not want to if the market is hot.    

My issue is it's a SFH rental and the lease ends in the summer when the rental market is hot. 

@Julie McCoy is, of course, spot on.Pinellas and Tampa Bay are hot markets and there are a lot of investors buying for STR / Short Term RentalsI'll point out that, since we're in almost the same market, you know that it's almost impossible to undersell a property.
