The real estate firm has multiple full time employees who exclusively research off market deals, but when those deals are found, an agent from the firm will represent the seller for a 3% fee on seller’s side as well.  

My reasoning behind my inquiry:From recent reports of price gouging, large investment firms buying single family home, property management monopolies, and the possibility of a housing market crash, I have become extremely concerned I will never be able to own a home and will be renting with little to no options to build equity from a young age.

If you can't/won't manage it yourself, hire a local property management firm to take care of your assets for you, but don't be a hands off owner.

It cost him $5,000 for us to release him from the contract (could have been worse but we opted to release him) so we found that even with a signed contract nothing is firm until keys change hands.

If you're interested in a recommendation I work with a firm that can serve you well in this.Then, once you have this tenant out I would HIGHLY recommend that you hire a good PM company. 

He checked with the guy that does those studies at the firm and came back with estimations that the study would cost about $3,000 and save about $5,000 in taxes over the next few years on the single family rental I purchased for $199,000 in April 2022.

@Matthew Banks  if you want to be a successful real estate investor, self-managing your own properties (for a while) will give you invaluable experience--and without that experience, it will be very difficult to become a successful real estate investor (with or without PMs).Think of it this way: trying to manage a PM (or team of PMs) without any property management experience is a bit like trying to manage a car repair shop with zero experience fixing cars, or trying to coach a team to an NBA championship with no basketball experience, or trying to manage a law firm with no legal experience.
