Now that I am an investor, I see why, I have always paid rent on time, don't annoy neighbors, and only reach out to my landlord for real issues.I have however lived in corporate owned large apartment buildings, where I got hit with huge rent increases at lease end.

@Grant Boynton  Matt hit the nail on the head.. go sit down with your most experienced civil in that market. they will be able to answer most questions right off the top ... you could also simply walk up to the counter at the planning department and discuss it.. construction financing will be huge stumbling block for someone in your situation.

I'm in an MF meetup group and they are bringing deals in from way out in smaller towns to hit 10% and then risks goes up due to smaller town economies w/little pop growth.
