There's no heat or A/C except window units.My options are to keep fixing stuff here (so far I've spent 4k on top of the taxes, electricity, and garbage) or to just buy something somewhere else to fix up and turn into another rental.

They also cost more to heat and cool etc....People DO definitely prefer "side by side"(meaning not over/unders) as they are MUCH more quiet.

You should have had a thorough inspection of the heating and electrical systems when you bought the house, so you already have information that could verify his claims.Comfortable tenants aren't always the best tenants!
