I am not close to retirement…..I expect to work for at least 11 years longer, and since I love what I do (and it pays well), my thought is that I would work, at least part time, until health or considerations make it no longer fun to do so.

Our large 1 bedroom 1 bath & 2 bedroom 1 bath apartments have spacious living rooms with large picture windows, cozy kitchens with lots of cabinet space, dining areas, hall closets with plenty of additional space, bathrooms with vanity, tub/showers, wood floors and large bedrooms with wall-to-wall closet space.

If the tenant has a health, safety etc. reason for leaving and provides some sort of document that is good enough for us to let them break the lease without penalty (most markets are still packed with potential tenants so you won't be out a bunch of money waiting to fill the space...especially if it was already month to month).

[OR] Maybe hire a top maintenance management person who has a long history of working with HUD inspections, not like a VP of Maintenance with an Economics degree, but a boot on the ground Maintenance Supervisor type that brings a lot of needed knowledge to the table.And while you are there, catch a few workouts in the gym, sit by the pool and relax in the shade, enjoy the hot tub...you don't have to be inside the office all day to be "Boots on the ground".You could also go with your head machinate tech and shadow him for 4 or 5 random days and get a feel for what happens from his perspective.
