Thats true Bob, but house prices are dictated more by owner occupant desirability than investors.And obviously these properties had NO desirability to owner occupants.

since I can't vote for you twice I just wanted to state that your post was excellent.I put my daughter through UC Davis and she got a degree in finance.. got hired by intel and now makes a substantial salary that allows her to follow Dave Ramsey to the tee... ( she never asks me LOL) ... she had no interest in Real Estate per say... 

Meaning I was able to take each piece of their evidence and use it against them to prove they had no case). 

Beyond cashing checks they have likely had no involvement and the tenants will probably cause issues for a new owner. 

In my case the reasons were the following:- one person was relocating to the nyc area but had no job lined up yet but significant savings.

Example, I was buying a BRRRR property with no current tenant and couldn't qualify because I had no current lease.
