This is my first property I will buy, so I'm very new, very green and you opinion and/or advice is greatly appreciated.

@Neil Greene, Go ahead and ask her if she’d do owner carry/ owner financing to know all of your options.

I am about as green as they come, but I’m curious to know how important is the 1% rule?

Because I lost sight of the little victories.Brandon (@Brandon Turner) and David (@David Greene) often speak of simply making a decision.  

Condo's are tricky and generally tougher to cashflow because of the HOA fees, but if you ran the numbers and they look good, that's an important factor for the green light!

I took David Greene's advice and was looking for ways to find value.

@Marla Miller Chong - I also recommend reading David Greene's Long-Distance Real Estate Investing book.

I have spent the last few months listening to numerous BiggerPockets podcasts, reading the BiggerPockets forums, and studying real estate investment books, such as David Greene's "Long Distance Real Estate Investing" and Brandon Turner's "Rental Property Investing".
