It reminds me of David Green's book on how he interviews property managers and gives them actual scenarios to see how they will respond to certain situations when things don't go right...

Unless your neighbor is coming in cash/clean/and very strong price, you may be leaving more money on the table then saving. 

I believe AirBNB would be an easy way to manage renting your unit, but handling the cleaning, code lock changes, etc. would be difficult remote.

Other HML who were on the 1 year calls .. those guys got hammered forced to liquidate at huge loss's and contributed to the melt down.. this is why so many that were operating prior to 08 are no longer here. and if you look at most HML today they started after 2010 with clean deck..   

Yet there are certain neighborhoods that have a high share of 18 to 44 but a low share of rental housing units (green dots in the graph). 

I recommend cleaning it up well and having professional pictures taken for advertising, schedule showings on the same day or weekend in time slots, advertise through all means you can think of: Zillow, apartments.com, trulia, cozy etc.
