Disclaimer: I'm still an aspiring investor, so take the following with a grain of salt.Hi @Chris Padgett, when I analyze properties here in the forums, I'm usually much more interested in where a report's numbers come from, compared to what the numbers are. 

I’m not really a huge shopper, majority of my money goes to food and bills so figuring out where I can cut back in those areas I’m sure will help a lot.

The way I explain it to my tenants is that roaches are generally attracted to food, and we can't control how tenants maintain their unit (like do they bag put their trash in a trashcan that prevents bugs from being attracted to it? 

So much food for thought!!  

With all advice you have to take it with a grain of salt.  

And you will have loads of permitting to deal with since you are talking about food, so be prepared for delays and unexpected costs.
