A little about myself; I'm currently employed full time as a GM of my family's small family entertainment business with two locations.  

Dane, I do not have a specific lender that I personally know in Orlando, Florida, that I can recommend to you however, the advise I would humbly give you is not to limit yourself to just lenders that are physically located in your area and definitely do not limit yourself to working only with banks and credit unions.Banks and credit unions offer real estate investors some major benefits (lowest rates and very good terms)  but their are a few major draw backs (limit on how many properties they will allow you to finance, lengthy times to close, a lot of documentation). 

It's not my dream home and the lot is kind of funky but the location is awesome and I think it has some potential and we could make it work for a year or two.

Common in most places, side by side with a common wall, each owns the land underneath......referred to as townhouses, 1/2 duplexes, row houses, etc. depending on location.  

On Day 10, did you use your keys to break in while they were at work, hide a bag of heroin on their property, and call the cops to anonymously reveal its exact location?

This is because it was purchased to be a good home and not necessarily a good rental.If I were to invest OOS:I would not choose the highest cash flow Midwest locals but would look for a location with increasing population and constrained in some way in their RE growth prospects. 

I would recommend adding your location to your profile - that will make it easier for investors in your region to connect with you.

Much like the shift from growth stocks to dividend stocks  to cash depending on the state of the market.My understanding is that the DST structure as an SEC broker/dealer product does not allow compensation of any kind from brokers to third parties regardless of location. 

The situation was that we could not locate the 2nd lender.

HI all I live in Ontario and invest in the states love Ohio but where depends on the team I can put together on the ground its all about having people at the location that you can trust  that are honest, knowledgeable and reliable.
