If the house has serious problems (foundation, mold, leaking roof, busted mechanicals, plumbing leaks, etc.) or is in the middle of nowhere or otherwise in particular location/market/situation, then you have to wonder if it will get rented.

If the roof is bad and you purchase figuring 20k then you find out thru your contractor (after its yours) that it leaked down all the side walls and its now a rebuild from ground up its now a huge game changer.
