Learning metrics, learning how to screen tenants, projects that you can/can’t handle, etc.

I think #1 is most realistic but I do want to duplex it in the near future.

The actual "act of syndication" is as old as time, but as we know it, the term is becoming more curated towards GP LP capital raises for CRE assets in the public eye.Syndication simply refers to the process of pooling together resources or investments from multiple individuals, entities, or organizations to collectively finance and participate in a particular venture, project, or investment opportunity (not just real estate)...I mean... the term syndication actually came from media syndications in the early 19th century so this statement is quite vague albeit.

Interested to hear your thoughts on evaluation methods and the future of multifamily transactions in this current environment.

You may get lower splits to start out but it will give you a great jump into real estate and your future career. 

I'm a realtor and general contractor in Phoenix and am building duplexes and other house hacking projects with that in mind. 

projects we looked at were in Oregon and if your doing actual MH and your doing a larger project like 100 to 200 units it can take a few years to many years to fill them  and you usually need a mH dealer on site to sell them  etc etc.
