Half the perspective tenants that are looking at my properties tell me they are moving because their landlord jacked rent.

As painful as it may be to outlay cash to people who are taking advantage of you, from a cost and a life perspective, would it be easier to just offer them the equivalent of 1 or 2 months rent and be rid of them?

But, recently I started looking into multifamily investing(20+ units) and found it to be more appealing from returns and operations perspective.

Looking at it from that perspective, you should never co-mingle funds with your business funds.  

Freshly remodeled houses sell for $3-400 a square foot or more depending on the neighborhood.

Keep in mind that EVERYTHING will rent at the correct price, and as long as the appliances work, there is fresh paint on the wall and it is clean, someone will rent it.
