I'm looking for a CPA that can help me get the business structure set up so that I have the correct entities carrying the correct assets for taxes and protections.

I work as an appellate public defender, which is fulfilling work but not so financially rewarding. :-) My goal is to buy my first property in either of these two markets.

I could see depreciation lives lengthened and the ability to 1031 and then pass off stepped up basis assets to heirs eliminated.I think most investors are in denial about this.  

I don't feel comfortable leveraging my assets to the max as my total portfolio is around 50% LTV. 

I then look at the balance being foreclosed on and how old the note is to get an idea of whether the house is financially underwater.

There could be a lot of reasons why they are adverse to using it; they want actual cash into the deal, don't want mix assets, too much hassle to babysit another property, etc.
