I do the same as you except I skip the trip to the courthouse.

Where I have seen the stove trip people up is during the inspection or appraisal process when purchasing the home.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

One example is that my PM hired a Gardner for lawn care and he made two trips for $40 each.
