What are the differences between "Escritura de Compra e Venda" and a "Matrícula de Registro de Imóvel"?

The beauty of this situation is that if the seller is already buying through owner/seller finance, there isn't due on sale (my least favorite term on BP)However, it could still exist if the seller's loan isnt the 1st lien.

So there is no significant upside to purchase now, but there is potentially an upside in waiting.I likely will be extracting equity to increase my liquidity.

My concerns are primarily focused on a potential liquidity crisis in the market and lack of funding and willingness from the banks to extend a refinance upon the stabilization of my property. 

Plus, (and maybe today's move by the fed changed things but I don't know), I've been hearing that there is a real lack of liquidity out there so they may resist a suggestion like this.

Last, when you will be Required to take Minimum Distribution, you may not have the liquidity in the account to sustain it and will have to sell the property to get it.
