What would the deal structures look like from some experienced peoples view?

After doing research and polling those more experienced than me, even going half on a deal with a friend isnt a great idea.

Hey all,I know starting out is different to everyone but in everyone’s experienced opinion, where is a good place to start?

I believe it's something that could be done in less than 1 day by someone experienced with drywall.

You should still hire engineer (~$500) to evaluate and estimate cost/time frame to fix. 

However, many "experienced" investors, TK providers, even experienced agents promote them on a regular basis.

Can some experienced investors advice on my plan?
