When the contract says the assignee is paying cash, from my experience, it waives any contingencies that come with a financed offer.

Does anyone have experience working with a collections company?

Taking on a flip with minimal experience could be dicey.

Hey All -- I believe I have an understanding of the financial workflow here, but figured this group would have lots of personal experience and or advice.

Just choose what you feel would work best for you now and you can always shift in the future after you have done a few deals and get some experience.

To sum up my experience, my commercial mortgage loan originations are booming; we’re getting 12.75 - 13.5% interest with 4 points for 12 month loans at 40-60% LTV.The purchase of existing loans from lending institutions has dried up for us, as buyers are offering more than we feel is warranted, and they are buying “dubious” assets.  

My primary about 50K (just acquired last year).Secondly, in your experience, what do you typically see for repayment length?
