Like Kathy said above, I made my own excel spreadsheet using the schedule E categories so I can give a breakdown directly to my CPA at tax time 

An excellent area to buy/live, but TOUGH!

BiggerPockets has an excellent agent finder tool and also your local REIAs are likely to have agents who “get it”. 90%+ of agents do not invest in rentals and are trained in rapport and door opening more than helping you get a good deal.

I will say the countertop is about 10 years old, but was in excellent condition upon move-in.

There are a lot of great Turnkey companies within this site that have years of experience and would take excellent care of you.

If you are constantly getting the 2-4 place in your bid, then it's just a numbers game aka getting more offers out there and being competitive.If you are not even close to winning the bid, then it's time to either up price or terms, or both. 

Atlanta Housing Authority has increased it's rents recently and the City of Atlanta zipcodes, 30310,30311,30314, 30315, 30331, are paying excellent rates. 

You can do this from your 9-5, from the cashflow of your current investments, or both.Pure OPM - invest several times on your own to demonstrate your excellence and your non-newbie desperation, then allow others to invest with you.Simple OPM . . . not pure - forget all that experience, bro!
