It's more about the fact that he came from a time and place (old school Polish) where business was done with a handshake and his trust in people has gotten him into situations where he's lost enormous amounts of money.

Texas you want to really run your numbers .. tax's there are very high and impact cash flow if your not careful along with what is usually a foundation repair or two or three during the course of owning the property. many times wiping out 1 to 3 years of cash flow per event. 

And HERE is my MAIN question:We haven't seen any of the pro forma or actual return numbers on the unit yet, and I'm wondering if they will really (or should really) have an impact on our decision.
