During that time, I created an acquisitions subsidiary which was responsible for all acquisition lead sourcing, underwriting, and negotiations and closed roughly $20mil in urban real estate, an affiliate title company which facilitated all acquisition, loan, and listing settlements, and customized a cloud-based system which eliminated spreadsheets and tracked the entire process of acquiring/developing/selling real estate.

Tenants undervalue the cost of utilities especially if they came from an apartment situation.It encourages the tenants to report water leaks timely because they pay for the water costs.If anything accidental such as hose is left on all weekend happens, I am not paying for the tenant's mistake.None of the reasons is because I do not believe the allowed rent increase will keep up with utility increases.We have had a few plumbing leaks (slab, just past the meter, etc.).

When I get there, I'll be attending any and all auctions and RE meetings I can find to hopefully connect with buyers that way I'll have a good list of customers and their criteria before I ever go out looking for my first deal.
