IF both options lead to a net loss, then it probably comes down to:  which move is going to simplify your life in a way that encourages you to your Vision for life? 

I'd encourage you to keep checking your metrics.

If a tenant isn't paying rent or has violated the contract in some other manner, you can post a pay or quit (cure or quit) notice (no  specific period required, typically 3 days) and eviction can follow immediately after that.I strongly encourage anyone with properties in Georgia to familiarize themselves with the readily available Georgia landlord/tenant handbook as that is where the rules are best found, not off a forum.

They (my personal banker) also encouraged me to apply for an SBA line of credit.
