Are there a lot of fake notaries out there trying to scam people out if $2? 

Competition is fierce and there are many who would try and scam you.

I can honestly say that after 12 years of business and 1000's of transactions (non REI) I have NEVER encountered a person as angry at the world as this neighbor lady.

I've now been scammed by 2 members of BP, and know of others that have also been scammed.

There were various old scams where someone would file a lien on a property, for example on a property owned by an elderly person, and upon death the estate would pay off the lien.

If the all in cost for a property is 20k-40k, your in the worst part of the city, or someone scammed you by selling you the house, or your about to pay a lot more than that. 

Finished a massive remodel on my house and Bought another rental almost two years ago and did some things wrong (including having a tenant that was running a 3 million dollar real estate scam that got hooked on heroin when the feds caught him lol) but I've learned a ton from it and am ready to get things rolling and start buying properties. 

Has anyone encountered this?
