Using contracts  to broker real estate is illegal in Florida unless you are a licensee you cannot legally advertise or Market properties you do not own this is a violation of Florida law and a third degree felony.

Many people have gone online to advertise for free.  

I am currently a billing coordinator at an advertising firm, with low personal expenses, and good credit.

In the past we have advertised with magazine publications such as Realty411 and Personal Real Estate Investor Magazine. 

Assignments are generally cheaper though than double closings.If you can find an attorney/title company that will double close (if you have a local REIA join or at least get a monthly news letter and look for title companies/closing attorney's and call to see if they will do this as they are the ones most likely that will and the ones at our local REIA advertise they do double closings) there are a few things you can do to minimize your costs.

Here are a few: Advertised and took buyer there before I had it in contract, filled out the contract wrong, used a contract I found online, tried doing a double closing with no transactional funding, never got the rent or security credits from the sellers, mis-matched the buy and sell contracts so I got stuck in the middle paying $1300 for the title insurance.  

The handful of advertising platforms are consolidating and thus chage is coming quickly.

I ended up having success by getting on the county's distribution for their weekly electronic taxes due file.

Update on Radio advertising: I advertised for 3 dyas Monday through Wednesday at WCCO this  week, cost $1200 for 3 days.This is what my 30 seconds ad says: If you want to sell your property fast at top dollar, call Real Estate Liquidators today, they are a licensed local Co and will provide you with a fair cash offer within 24 hours.

I have already ordered about $200 worth of brochures advertising that I buy houses and I mention myself as well as my wife in these brochures and have both our pictures.
