Due diligence will help you build a reliable team that can support your real estate endeavors effectively.Listen, sending offers that are 60%-70% below the listing price will often be dismissed by sellers, especially if sellers have signed a waiver of disclosure, and agents aren't obligated to present these offers to them.

The biggest reason licensed investors get in to trouble from my experience is "disclosure"... if you disclose then 99% of the time there shouldn't be an issue, if you don't disclose, then it may bite you in the ***.

Small one~~ be careful not to go over 1.5 points over APOR rate or you can be fined and jail time. here are licensing laws and courses and fees https://mortgage.nationwidelicensingsystem.org/slr/Pages/Dyn...There are disclosures and forms required of you, time lines to disclose rate and term and costs...After you use a title company, pay experts and try to get this correct, wouldn't it be easier to get 5% interest on a 6 month CD with no learning curve?
