The house had prior termite damage, which I found years ago by doing things in the attic.

They get new jobs, get divorced, break up with their boyfriends/girlfriends, have fights with their roommates, and then they just move.You can’t physically force them to stay, and the reality is you can’t even usually legally hold them to the full obligation of the lease because almost every state requires the landlord to mitigate damages and make a reasonable effort to re-rent the place to another tenant.So whose hands are really tied by longer leases?

It is a pretty effective road block as you can only speak with the person authorized to represent the deceased.

Appendix A is a statement of common charges (wall repair, damaged blinds, garbage removal, etc) that the tenant gets with the lease.

We move here from Philly 6 years ago and live about 2 blocks from said property - love the area! 

During an inspection on an egress window, we got accused or altering a wall arch we'd opened up and rebuilt due to water damage and issued a stop work order.

As a first time landlord, I was wondering if it was possible to use the tenants renters insurance to repair/replace appliances that have been damaged by the tenants?

Sooo I am wondering what is my recourse now, they pay the rent and that's hard to find for the neighborhood...and I would like them to stay but the damages far exceed their security deposit.They say that their dogs did not cause the damage to the home.
