I have a condo in Washington DC and water damage from rain somehow leaked into my unit and damaged the floors.  

It's not clear to me whether I should value it more like a Tosa property or more like a west side Milw property.What I like about the neighborhood:- In Tosa school district- Near all the cool North Ave retail activity- Might attract tenants attached to the Medical CollegeWhat I dislike:- Proximity to rougher areas of Milw- Immediate area is mostly scrubby retail like nail salonsYour thoughts?

Since the last oil crisis, Houston has done an outstanding job of diversifying...With high-tech, healthcare, and alternative energies booming, petroleum just doesn't have the effect on us that it did in the past...it's now a smaller piece of the pie that is Houston.Many locals remember the hard times in the '80s, and are fearful that they will return, but when you look at all that the area has to offer (booming industries, affordable housing, great schools, investment opportunities, friendly people, decent winters, etc.) you realize that Houston still has a lot going for it.And even if things were to cool off a bit, that's beneficial to investors, as it means less home ownership and more renters!

They don't want to get in hot water by not complying with someone who will certainly document their claim file with such infractions.Just check references and proper licensing. 

With management in place and appropriate holdbacks for cap ex, maintenance, taxes, insurance, water, etc it has cashflow of 900/month even as a pig.  

During the next rain, the roof leaked again (water was dripping through seam of the ceiling and pooling underneath the paint, causing it to bubble).
